Selling your home can be a quite stressful yet exciting time. No matter your reasons for selling, every property needs to look its best to maximize the sale price.
- Find the right agent
There are many agents out there days all competing for your business. Make sure you take the time to research your agent. Find out information such as ‘how long have they been in the area, what their experience level is and what their average sale price is. Don’t forget about their commission rate. If you think it’s too high, why not haggle?
- Fresh is best
Walls looking a bit tied? Did the kids got to them with that permeant marker that you meant to hide? No worries! All you have to do is paint over them. Not only is it relatively cheap if you do it yourself, it also adds value to your home! That’s more money in your back pocket when you sell!
- No more knick-knacks!
Although you might love you’re extremely large collection of little cat statues, buyers won’t. When selling it is best to declutter and keep knick-knacks to a minimum. Make sure all the kids toys a put away and your kitchen and bathrooms are clean, especially for open days.
- Can you fix it? Yes, you can!
Never got round to fixing that broken step out back? Now’s the time to fix it. No matter how small the job is to fix, all that buyers will see is work. More often then not buyers want a move in ready house. By leaving that dodgy step for the new owners, it will only lower offers and deter some people.
- Light it up
Ensure that all the lights in your house are turned on for inspections, even the lamps. Make sure every blind and shutter is open. This will show the potential new owners how light and big your house is.
